SALES CONTRACTS
Buyer agrees and understands that it is bidding on real estate and submitting a Sales Contract that binds them to a closing if a winning offer is submitted. Buyers who submit an offer are doing so only after they have reviewed and are comfortable with the information included in the seller packet and have completed any studies they wish on the home. When Buyer submits an offer, Buyer is agreeing to perform. Please review the “Details and Guidelines” for additional buyer guidelines.

THE SEALED BID SUBMITTAL PROCESS SHALL CONSIST OF THE FOLLOWING DOCUMENTS:

  • Sealed Bid Form
  • Colorado Contract to Buy and Sell Real Estate
  • 5% Deposit
  • Contact name and information to verify Buyer's capacity to perform
  • Broker Registration, if applicable

Please note: A bid will not be considered valid without full execution and submission of all above documents.

The Colorado Contract to Buy and Sell Real Estate for each auction property is attached hereto.
Please download and complete the following blanks within the Contract:

  • Line 7 - Date
  • Lines 13 and 14 - Name in Title and Tenancy
  • Line 25, Item No. 24 - Closing Date (no later than November 17, 2008)
  • Line 71 - Purchase Price Grid
  • Line 379 – Primary Residence Question
  • Line 486 – Sign as Buyer
  • Line 613 – Sign as Buyer
  • Please initial the bottom lefthand corner of each page as Buyer

Legendary Properties Sotheby’s International Realty has chosen the law firm of Frascona, Joiner, Goodman and Greenstein to accept the sealed bids on their behalf. The deadline for sealed bids to arrive at the law firm is October 15, 2008 at 5:00pm. The address for submittals is as follows:

The sealed bids will be opened October 16, 2008 with the Sellers. Verification of Buyer’s capacity to perform will be completed October 16 and October 17. Winning bidders will be contacted on or before October 17, 2008. Closings shall occur 7 days from notification of winning bid but no later than 30-days from notification. No closings shall be accepted post November 17, 2008.
